How To Drain A Water Heater Tank

We can all agree that a hot water heater is a pretty important part of your home. After all, you wouldn’t be able to do dishes, wash laundry, or take a relaxing shower if you didn’t have hot water. Sadly, it’s also one of the most neglected appliances around a household. To put it simply, not many people think to check their unit until there’s suddenly an issue where it quits working or starts making noises. The good news is that a little bit of water heater maintenance once or twice a year can ensure your family has a steady stream of piping hot H2O whenever you need it most. And where does that all start? By draining the water heater and flushing out any accumulated sediment. Here is what you need to know about the process and what it means for your hot water heater.

The process of draining a hot water heater isn’t all that difficult, but you will need to follow a few steps to ensure it is successful. The main goal here is to flush out any sediment, which can build up and cause damage to your unit. Water heater tanks should be flushed about every six months, especially in areas with hard water.

Step One: Hook Up a Garden Hose to the Drain Valve This is designed to direct the water away from your unit and out into your yard or into a bathtub where it can drain appropriately. This is a pretty crucial step, so make sure your hose connections are tight. Step Two: Do a Slight Flush While the Water is Still On Open the valve for 10 to 15 seconds, allowing the water to rush out through the hose. If there is a fair amount of sediment in the tank, a fair amount should come out during this process. Keep doing this once or twice more. Caution: the water that comes out is very hot and can burn people and pets so be careful where the hose drains to.

Step Three: Shut Down the Hot Water Heater Now that you’ve done a couple quick flushes, it is time to drain the whole tank. If your hot water heater is a gas unit, shut off the gas to the unit. If it is electric, flip the breaker switch on your household panel. Use the valve on the cold-water pipe to cut off incoming water to the appliance. If you cannot find this valve or one is not installed, be prepared to turn off water to the whole home. Next, shut off the water supply line into the tank (shown above). Step Four: Start Draining the Tank Open the valve and start letting the water drain out from the unit through the hose. If it is running too slowly, you can slightly disconnect the hot water pipe that leads from the heater to the rest of the plumbing in your home. Doing this releases the vacuum pressure inside the tank, which causes the speed of the drainage to increase. Keep going until only a slight trickle of water comes out.

Step Five: Rinse and Flush the Tank with Fresh Water With the hose still attached to the drain valve, turn the valve at the cold water pipe back on or restore water to the whole home. This will fill the tank with cold water, which won’t heat because your power source should still be off. Continue to run the water and drain the tank for several minutes, allowing any additional sediment to flow out. Not quite sure how this works? Think of the incoming water as a way to loosen and spray out the mineral buildup inside your hot water heater tank. Step Six: Reconnect Your Unit Unhook the garden hose and close the drain valve. Reconnect the hot water pipe to the house and make sure it is as tight as possible to prevent leaks. Fill the tank all the way up with cold water. Check the drain valve for any leaks, which can be common and cause bigger problems if left unattended. Go inside to a bathtub or shower and turn the hot water faucet on, letting it run until it is apparent that all of the air bubbles in the line are gone. Then relight the gas pilot or turn the electric back on to the unit. From there, it takes about 45 minutes to an hour for your tank to be fully refilled with piping hot water.

What Does It Mean to Flush a Hot Water Heater?

If your plumber tells you that you need a water heater flush , you’ll want to pay attention to what we’re about to describe. While it does involve draining your unit, there are a couple more steps involved. Usually, this process is reserved for older units or those in areas where sediment buildup is especially bad due to hard water mineral content of the local water supply. Flushing a hot water heater starts with draining the tank as much as possible with the existing drain valve and a hose. If this is not possible due to a buildup of sentiment or other problems with the valve, the valve must be removed and replaced with a ball port valve to allow to flushing the tank. While this is something you might be able to attempt yourself if you’re plumbing savvy, it is definitely not recommended for beginners or those with very minimal technical skills. Why? Installing the plug incorrectly can cause leaks or floods which can create bigger problems and permanently damage the area surrounding your hot water heater. If you must do it yourself, here’s the steps to take: 1. shut off water supply valve to tank (or water main to house). 2. open a hot and cold water faucet in the home to bleed pressure out. 3. have your port valve and nipple ready to install (you won’t have much time). 4. shut off the hot water exit valve from the tank. 5. place a bucket under the existing hose bib. 6. remove old hose bib from tank (water may start coming out). 7. install new port valve as fast as you can. The full port ball valve will allow for better drainage and the loosening of sediment that could clog the standard valve. After the new valve is in place, open the exit and water supply valves again. Check for leaks. Now you can flush out the tank several times using the incoming cold water and finish the process as described above. How Long Does It Take to Drain a 50-Gallon Hot Water Heater?

Draining your hot water tank actually takes a lot less time than you might realize. If you’ve loosened the hot water exit pipe to unlock that vacuum seal on the tank, it should only take between 5 and 10 minutes for the unit to fully empty. Of course, this assumes that there are no clogs in your drain valve or other issues keeping the water from flowing out at a standard rate. If this is your experience and the mechanical workings of the valve itself seem fine, keep trying to drain the tank. It might take a while, but eventually flushing out the tank will improve the situation. You Forgot to Slightly Unhook the Hot Water Pipe Hot water heaters create an interior vacuum for a reason. If your bathtub faucet has started to look bad, then it may be time to invest in a new one. Replacing the spout in your bathtub can give your bathroom a brighter, fresher look. But it’s not just the cosmetics that make it worth the switch. If your bathtub faucet has seen better days, it may not be diverting the water to the shower-head properly It may be clogged with limescale and the diverter is not sealing properly. This results in not being able to stop water coming from the tub spout, which results in lower water-pressure and volume coming from the shower-head. That usually doesn’t make for a great showering experience. It doesn’t have to be this way and you don’t have to pay a plumber to fix it. Installing a new bathtub faucet (spout) could be just the solution you need, and you can do it yourself in less than a half-hour.

What you’ll need:

Note: It’s best to take the old spout (or at least some pictures of it and the pipe) to your local hardware store before you purchase a new one. You want to be sure that the new faucet is compatible with your tub. You may also want to measure how far the pipe protrudes from the wall after removing the old spout. Hold a measuring tape from the end of the pipe where the water would come out, to the wall where the pipe comes out of, and take a photo. This information will help a hardware store associate guide you to the right choice.

• A set of Allen wrenches
• A large flathead screwdriver
• Teflon tape
• Masking tape or electrical tape

Step One: Determine whether your faucet is a screw-on faucet or the kind attached by a hexagonal set screw.

To check this, look on the underside of your spout. If you find a set-screw, unscrew it with an Allen wrench to loosen the spout. If your faucet is a screw-on, it will not have a hex screw on the underside. You will likely be able to unscrew it by hand. However, if the spout was screwed on too tightly, you will need to use a flathead screwdriver for leverage.

Step Two: Remove the faucet.

If the spout could not be removed by hand after the steps above, then the next step: Insert a screwdriver into the opening where the water would flow out, and turn it like a lever. Use it as leverage to loosen the faucet. Once the faucet is loose, you can finish unscrewing it, or sliding it out, with your hands. Pull the faucet free of the wall and set it aside.

Step Three: Clean Up & Put the new spout on.

First, clean up pipe and surrounding tile area. Use a rag with cleansers or rubbing alcohol. If your faucet is the set-screw type, slip it into place and tighten the hexagonal set screw underneath with an Allen wrench. You’re done and ready to test for leaks. If your faucet is the screw-on type, you’ll first need to clean all pipe threads then wrap some Teflon-tape around the grooves at the end of the connection pipe to create a water-tight seal. Be sure to wrap the Teflon-tape clockwise. Then, screw the faucet onto the connection pipe clockwise.

Step Four: If your faucet is the screw-on type, you will need to finish tightening it with the water pump pliers.

Important: Wrap the pliers’ jaws in either electrical tape or masking tape to prevent the metal from scratching your new spout. Be sure that the fixture is snug in the proper position, but do not attempt to over-tighten. Test by turning the cold water on and check for any leaks. Test the diverter to your shower. 7 Signs You Might Need A Water Heater Repair or Replacement How can you tell if your water heater needs to be repaired or replaced? Water heaters tend to develop problems with age, and finally either fail to heat the water or begin leaking. A serious leak from an indoor tank-type heater can cause serious damage to wood floors, carpets, and furniture. Here are 7 signs you may need a water heater replacement:

1. Age of hot water heater

If you have a tank type water heater, it should last roughly eight to twelve years. Tankless water heaters last quite a lot longer, typically about twenty years. If you bought a used home and don’t know how old the water heater is, check the manufacturer’s label. Some manufacturers clearly state the date of manufacture somewhere near the Model Number. Look for “MFG Date:” followed by a month and year. But many manufacturers code that date into the serial number, making it more challenging to find. For example, a serial number such as “G16237109” contains the Date of Manufacture in the first three figures. G, being the seventh letter of the alphabet stands for the seventh month, or July. Then, the first two numerical digits of the serial number are 16, which represents the year, 2016, so this water heater was made in July 2016. But each manufacturer may have their own date coding, so here is a handy list for decoding the age of your water heater by manufacturer. Whether a tank-style water heater lasts a full twelve years or fails in less than eight years depends on both luck and proper maintenance. But even with proper maintenance, there is no certainty that you will get twelve years trouble-free. If your tank-style water heater is approaching the 10-year point, or your tankless water heater is approaching twenty years, it will likely need replacing soon. If your water heater is located indoors, or where a leak can damage your home, you should likely replace it after 10 years at the latest, or before , if there is also rust in your water, or noisy heating cycles (see 2 and 3 below).

2. Rust and corrosion

Visually check your tank for rust or corrosion. Specifically, look for rust or corrosion around the temperature and pressure relief valve, and the water inlet and outlet connections. Rust from a water heater may also show up in your tap water. Finding rust or corrosion can be an indication that your tank is rusting and needs to be replaced . (A tank cannot be repaired once it has started to rust and corrode.) If the rust is here, the leak will follow! If your water heater is located inside your home, leaking water, especially from a large tank-style water heater, can cause thousands of dollar’s worth of damage . Imagine water from a 70-gallon tank soaking your carpets or wood flooring. Yikes! If the water heater is inside your house, consider replacing a 10-year old tank-style heater right away because the rust is telling you that the tank is about to have holes in it! If your tank is located in a garage where water damage may be minimal, you have an option of waiting for the leak to happen before getting it replaced. But that’s not recommended.

3. Rumblings and noises

If you hear rumbling, thumping, or banging sounds coming from the water heater tank during its heating cycles, it’s a likely sign that the water heater is at the end of its useful life. The noises develop because sediment builds up on the bottom of the tank in its years of use. Heated sedimentary layers make noises. As the sediment gets repeatedly reheated, it hardens it until it becomes impossible to remove through simple flush-out maintenance. If your home has hard water, you should flush out your water heater annually . Hardened sediment also causes the heater to use more gas or electricity to heat the water as the unit becomes less and less efficient. More time spent heating the water is equivalent to more wear on the metal tank. The tank thus becomes brittle faster, and will eventually crack or begin developing tiny holes. If your water heater is getting noisy as it heats water, look for any small leaks and consider replacing your water heater very soon!

4. Unable to drain water through the drain valve

The Heater Drain Valve is a valve near the bottom of the water heater that can be used to drain water out of the tank in order to flush out sediment or to drain the tank. It resembles a spigot fixture to which a hose can be attached for draining or flushing out. A regular maintenance of flushing out your water heater once a year can prevent the build-up of sediment mentioned in #3 above. In addition to degrading the interior of the tank, sediment can also clog the drain valve. You may be able to unclog the drain valve yourself. But if the sediment has hardened to a point where the tank can no longer be drained, or if leaks have developed, it’s probably time to replace your water heater. 5. Your hot water tank is leaking

A leak from your hot water tank is usually an internal problem and is not really repairable. But before calling for a replacement of your water heater, there are steps you can take to find other possible sources of the leak. So, first look for any fittings or valves that just need to be tightened or replaced.

• Check the water pipe connections at the top of your water heater. They may just need tightening or replacement of corroded parts.

If the leak is coming from the tank itself, simple repairs won’t do. Turn off the water and power to your water heater. It’s time to install a new unit.

• Check the overflow pipe attached to the temperature relief valve on the water heater. This is a safety valve to relieve excess temperature and pressure inside the water heater. This pipe is designed to occasionally blows off a little steam, and this is not a problem with your water heater. But, if it leaks frequently or continuously, get it checked by a professional.
• Examine the drain valve at the bottom of your water heater tank (#4 above) see to see if it is leaking. It can be tightened or replaced.

6. Your water is only lukewarm or even cold

If you find your water no longer gets as hot as it did, something is wrong. It may be a problem with the heating element or with the electric thermostat. These parts can fail or malfunction. Water can also get cooled within the tank by a broken dip tube, which descends from the cold water supply at the top of the water heater down into the heater tank.

7. A gas water heater pilot won’t light

Why Home Water Filtration Is Needed

Let’s face it, water systems across the country are aging and try as the water companies do to make our water safe, by the time it travels through miles of old pipes and comes through our tap, it’s filled with a cocktail of unwanted and undesirable ingredients. Lead, arsenic, chlorine, chlorides, nitrates, fuels, pharmaceuticals, pathogens and even micro-plastics are just some of the over 80 contaminants found in many of our public water systems today. Flint Michigan’s lead contamination made the news, and brought our water problems into the light, but “Thousands of other cities and small towns across the country are serving water with lead or other contamination problems to millions of people.” states Lynn Thorp, national campaigns director for the nonprofit, Clean Water Action. (1) Most bottled water hasn’t tested to be much better, in fact, studies found more contaminants and micro-plastics in bottled waters than in tap water. (2) A NRDC study tested three samples of more than 100 bottled-water brands and found a third of the bottles examined had bacteria or chemical contaminants that exceeded industry standards. (3) These contaminants can cause a wide-range of serious health issues, both physical and behavioral. Lets take a quick look at just one of them, Chlorine. Many city water departments use Chlorine to kill any bacteria, viruses, and other pathogens in the water. Chlorine dries your skin and hair but in the low doses found in tap water, it’s harmless to humans. Chlorine makes your water taste bad, and smell bad, but it’s pretty much harmless otherwise. Serious health concerns started arising when it became known that Chlorine is binding with other active minerals in the water and creating dangerous compounds like trihalomethane (THM). Can you say that last one three times fast? Me neither. All of these Chlorine by-products are classified as Cancer Group B carcinogens (shown to cause cancer in lab animals). So a disinfectant used to keep us safe from pathogens and parasites, instead created other chemical compounds that are dangerous to our health. As a direct result of these dangerous Chlorine by-products, some water systems and cities are beginning to use and test other disinfection processes like ozone, and ultra-violet (UV) light. Las Vegas NV recently switched from chlorine to using ozone. Here in Riverside County California, our water systems use Chlorine as their primary disinfectant. As a plumber, I can tell you that Chlorine also eats away at the rubber seals and gaskets used in faucets and toilets and causes leaks. So we barely examine just one of the eighty plus contaminants in our water systems and there’s all kinds of issues already. There’s potentially up to 80 more commonly found contaminants in our water. Which is why since 2017, the bottled water industry has become the biggest beverage industry in the United States. (4) But bottled water doesn’t protect you in the shower or bath, you probably aren’t cooking with it, and it’s often tested to be just as bad or worse than tap water. Thankfully, there are filtering media technologies that can remove the great majority of these unwanted contaminants.

Once a water test reveals exactly what’s in your water, a multi-media filter tank can be filled with several different types of filter media to target those exact contaminants. Safe, refreshing, and great-tasting drinking water should never be taken for granted. And we shouldn’t have to to pay 300 to 500 times the price of tap water for it! Category 3 water in the indoor environment can cause severe sickness or discomfort. Category 2 grey water allowed to remain stagnant may be re classified as Category 3 Water.

Repairing Garbage Disposal Leaks

If you find water under your kitchen sink, there are four places to look for a leaking garbage disposal unit. There can be leaking from:

• the flange at the top where the unit connects to the sink
• a drain pipe connection
• the dishwasher connection
• the bottom of the disposal unit

1) Garbage disposals connected to the body of the kitchen sink with a flange sealed by plumber’s putty or a rubber gasket. Plumber’s putty can dry, crack, corrode, or loosen over time. The seal can also be loosened if the garbage disposal unit is bumped hard enough to loosen the seal by someone working under the sink. If water is leaking from this top flange, it can sometimes be repaired simply by re-tightening all the mounting bolts. If that doesn’t stop the leak, the flange needs the ring of plumber’s putty replaced. The plumber’s putty seals the flange in the sink to the sink body itself. You will need to drain and detach the garbage disposal unit from all adjacent drain connections, clean off the old putty and reseal it. 2) Water may be leaking from the connection of the garbage disposal unit to the drainage pipe. Rust or corrosion may be compromising the seal. Vibration from the garbage disposal may have loosened or displaced the connections.The main drain line is connects to the disposal unit with screws, and has a rubber gasket on the inside. Try tightening them, or disconnect and check the condition of the gasket. If the rubber gasket is not split just clean it and put it back in place. If the rubber gasket is too worn or broken, replace it and then tighten the screws down properly. 3) If you have a dishwasher, it may drain through the garbage disposal unit, so check those connections for leaks as well. It’s the smaller hose coming from the direction of the dishwasher. Often, tightening the metal hose-clamp with a screwdriver is all that is required. But check for split or broken hoses or connectors; they will need to be replaced. If water is leaking from the bottom of the unit, it means that internal parts are worn and leaking through the motor and housing. The unit’s internal seals wear out over time. 4) If you see water around the reset button or housing bolts at the bottom of the disposal unit, or if there are cracks in the body of the unit, the garbage disposal must be replaced with a new one. Garbage Disposal Does NOT Turn On Or Grind

If the garbage disposal simply doesn’t turn on when you flip the switch on, and you hear NO HUM OF THE MOTOR, electricity is not getting to the motor. If you do hear a hum, but there is no grinding, go to the next section. If there is not even a slight hum, check the following solutions in the order given: 1. First, check the plug (if the unit is a plug-in type, and not hard-wired into the wall’s electrical supply). 2. Next, check the reset button at the bottom of the unit. It’s usually a little red button and it resets a circuit breaker inside the disposal unit. It may be sticking down a bit, and when you push it back upward it resets the circuit to the garbage disposal’s motor. If this has not solved the problem, check the house’s main service panel. If the disposal unit’s circuit breaker has been tripped, you will see that it has moved to the “OFF” position. Reset it back to the “ON” position. SAFETY NOTE: Never handle or even approach circuit breakers if the floor is wet. If a short circuit condition exists, a damp or wet floor can poses a very dangerous risk of electrical shock. Instead, call an electrician or wait until the floor is dry before opening the breaker box. If power to the garbage disposal is not restored through the reset button or a circuit breaker switch, there is likely either a wiring problem in the switch controlling the disposal, or the garbage disposal unit is faulty and needs to be replaced.

A Jammed Garbage Disposal that Hums But Does Not Grind

Watch the short video by InSinkErator on unjamming and resetting your garbage disposal unit: If you flip the switch on and only hear a hum, but the garbage disposal unit doesn’t start grinding, then the inner flywheel is jammed. In these cases, the reset button should pop downward or the circuit breaker should trip soon, because of the extra load on the unit. If you hear the hum, just turn the switch back off so the extra load cannot burn out the garbage disposal’s motor. Most often this condition is a sign that the unit got loaded with too much tough food debris for it to handle (like too much potato skin, for example), or perhaps a hard foreign object fell in and got lodged between the impeller blades and the shredder ring. Shut off the wall switch, but also unplug the unit or shut OFF it’s breaker at the electrical service panel. If there is a suspicious amount of food debris inside the disposal unit neck, remove what you can. It’s best to do this with needle-nosed pliers or any tool that will allow you to keep your hand outside the unit. Remove what you can and throw it in the garbage. Locate the offset wrench that came with the disposal unit (an Allen or hex-head wrench) and fit it securely into the flywheel turning hole in the bottom of the disposal unit. Turn it clockwise to unstick the impeller. You may have to work it both directions, until you feel the flywheel turn freely. If you can’t find the appropriate wrench to free the impeller, insert a wooden tool, such as a wooden spoon handle down the drain opening. Use it as a lever to try to move the impeller and free the stuck flywheel. Once you have the fly wheel moving freely again, use a flashlight to inspect inside. You can look for a meat bone, a wedding ring, or any other hard object that could have caused the jamming. Use pliers to remove it. Always keep your hands and fingers out of the unit. Restore power to the unit from the service panel, but don’t turn on the disposal yet. First, press the red reset button on the bottom of the disposal unit. Flush the unit with running water and then give the switch a quick on and off, with the tap water running, to spin the flywheel and send any dislodged debris down the drain. Now the unit should be in working order again.
